What Are Your Legal Obligations?

Since July 2020, landlords in England must have all electrical installations in rented properties inspected and tested by a qualified electrician every five years. This is known as an Electrical Installation Condition Report (EICR).

  • Applies to: All new and existing tenancies

  • Documentation: You must provide a copy of the EICR to existing tenants within 28 days, and to new tenants before they move in

  • Non-compliance: Can lead to fines up to £30,000

What’s Included in an EICR?

An EICR checks the safety and functionality of the property’s fixed electrical systems. It assesses:

  • Consumer units (fuse boxes)

  • Wiring and sockets

  • Light fittings and switches

  • Earth bonding and circuit integrity

The report will either confirm the installation is safe or outline necessary remedial work.

Portable Appliance Testing (PAT)

While PAT testing isn’t a legal requirement for landlords in most residential settings, it’s considered best practice—especially if the property is furnished with electrical appliances. Regular checks can prevent fire risks and demonstrate a commitment to tenant safety.
