Why Your Home Electrics Should Be Part of Every Homebuyer Survey

  • Outdated or unsafe wiring isn’t just a nuisance. It can:

  • An Electrical Installation Condition Report (EICR) is a formal inspection carried out by a qualified electrician. It’s the only way to know:

    • If the wiring is safe

    • If the consumer unit is compliant

    • If there are urgent defects

    • Whether a rewire is needed now or soon

    This report is especially valuable before exchange of contracts, so you can make informed decisions or renegotiate based on what’s found.

  • A full rewire can cost £3,000–£7,000 or even more depending on the size and condition of the property. Discovering this after you’ve moved in can be financially stressful and incredibly disruptive, especially if floors need lifting or plaster needs removing.
